Quick Test

When a Repair Is Probably Enough

If all of these are true, a repair is usually the right call — and we'll tell you so. (We don't perform repairs ourselves, but we won't push you toward replacement when you don't need one.)

  • Roof is less than ~12 years old

  • Damage is localized — single section, single penetration, single flashing

  • No widespread granule loss across the field

  • Underlayment and deck are dry and intact

  • No prior layered/overlayed shingle work

When Repair Becomes a Trap

When You're Throwing Good Money After Bad

These are the situations where repair after repair just delays the inevitable — and usually costs more than just replacing the roof in the first place.

Roof Is 20+ Years Old

Once a roof is past its service life, the next failure is rarely the last. Repairs become recurring.

Multiple Repair Visits Already

If you've already paid for 2–3 repairs, you've usually paid the deposit on a replacement without getting a new roof.

Widespread Granule Loss

Granule loss across the field of the roof means the shingles are aging out — not localized damage.

Underlayment Failure

If 30-lb felt is degraded, repairing the shingle layer doesn't fix the actual problem underneath.

Multiple Layers / Overlay

If your home has been re-roofed via overlay, you're stacking weight and trapping moisture. Tear-off is the only real fix.

Deck or Structural Issues

Soft spots, sagging, or rot under the shingles can't be repaired from the surface. Full tear-off is required to address it.

Where We Focus

Why We Focus on Complete Reroofing Projects

We made a deliberate choice. Here's why.

System-Level Solutions

Many roof failures are system-level — underlayment, ventilation, flashings — not surface-level. Complete reroofing addresses the whole system, not just the symptom.

Manufacturer Warranty Eligibility

Enhanced manufacturer-backed warranty coverage like the GAF Golden Pledge requires a complete, spec-compliant system installation by a certified contractor.

Specialization Beats Generalization

Companies that do everything tend to do nothing exceptionally. We focus on complete reroofing because that's where install quality matters most.

Honest Recommendations

Because we don't sell isolated repairs, we have no incentive to push you toward replacement when a repair may genuinely be the better option. If it is, we'll say so — even though Westmark may not be the contractor performing it.

FAQs

Common Questions

Real-world performance depends heavily on installation quality, ventilation, and underlayment. A complete GAF system that includes the Golden Pledge is built to perform for decades when installed correctly. Cheap shingle-only installs on undersized ventilation often fail much sooner.

Westmark does not offer isolated roof repairs. We specialize in full asphalt and DaVinci roof replacements and qualifying tile lift-and-relay projects. An isolated repair can be appropriate when the surrounding roof remains serviceable; in that situation, we'll be transparent that Westmark may not be the right contractor for the work.

If your roof is past service life, replacing before selling almost always nets more value than disclosing 'roof needs replacement' on the inspection report. Talk to us about timing — we'll be honest.
